Why Representation Matters in a Fast-Moving Market

Over the last few weeks, one thing has become very clear: buyers are not taking time off.

At the same time, we have seen new listings slow down noticeably. When inventory is already constrained and buyer demand continues, it does not take long for good properties to become competitive.

Many of the homes we have recently pursued for clients have involved multiple offers, cash buyers, short contingency periods, short escrows and very fast negotiations. In some cases, homes are only on the market for a matter of days. In others, opportunities are being discussed before they ever officially reach the market.

Why representation matters

In a market like this, representation becomes about much more than simply writing an offer.

Relationships, reputation, preparation and experience all matter.

We know many of the agents we are negotiating with. We have completed transactions with them before. We understand how they work, what matters to their sellers and how quickly we need to move when the right opportunity comes along.

Sometimes that means late-night phone calls, a flurry of texts and emails, or quickly coordinating inspectors and vendors when a buyer only has five to ten days to complete due diligence.

Having the right people and systems in place allows us to move quickly without sacrificing the diligence our clients need.

Preparation can make the difference

Our clients deserve a lot of credit as well.

The buyers we have been working with recently have listened, prepared and been willing to make decisions quickly when the right property appeared.

That does not mean creating unnecessary pressure. It means understanding the market well enough to know when a particular term or timeline could materially affect your chances of getting the property.

On a unique home, there may not be another one exactly like it next week.

A buyer may understandably prefer a 14-day contingency period. But if the seller is looking for 10 days and we know we can safely complete inspections within that window, those four days can make a meaningful difference in a competitive offer.

Our role is to explain those tradeoffs clearly so our clients can make informed decisions.

The goal is not simply to submit an offer

The goal is to put our clients in the strongest possible position.

Sometimes that means negotiating price. Other times, the details surrounding the offer are equally important: timing, contingencies, communication, certainty and the confidence a seller has in the buyer's ability to close.

Every situation is different.

Our job is to understand the property, the seller and the competitive landscape, and then help our clients make the best decision possible.

We love working in a market like this because strategy matters.

And when the right property comes along, we want our clients prepared to act with confidence.
