One of our great successes recently was helping our clients purchase 774 Bonair Way, a special home in La Jolla's desirable Beach-Barber Tract, through a competitive off-market opportunity.

We had been working with these buyers for some time to find the right home in La Jolla when we got word of an opportunity that was exactly what they were looking for.

There was just one challenge. Our clients were out of town.

A Personal Tour When Timing Mattered Most

We rushed over to the home and recorded a personal walking video.

We do these regularly for our out-of-town buyers. These aren't the polished, promotional videos we use to sell homes. They're narrated walking tours where we point out the good, the bad, and the ugly.

We are very honest and transparent so our clients can get a true impression of the home, even when they can't be there in person.

Within an hour, we had delivered the video. A few hours later, we submitted a full, clean offer.

Of course, in this market, it's never that easy.

Another offer came in the following day, putting us in a multiple-offer situation.

We ultimately secured the property, even while competing against another offer that included an escalation clause.
