There have been some great new listings hitting the market lately, and we’ve seen inventory build a bit over the past few weeks. Still, if a home is priced right, it will sell. Buyers are out there and making offers, though they’re more reserved than they’ve been in the recent past. When you look closer at specific zip codes, there really isn’t much for sale relative to the population.

When you filter by price, size, and condition, the options for any given buyer become even more limited.

FRACTIONAL OWNERSHIP -
NO, YOU DIDN'T JUST FIND THE DEAL OF THE CENTURY
A few listings in La Jolla right now are fractional ownership properties. So, when you see a home worth $7 million listed for $1 million, it’s worth asking why. From an investment standpoint, we don’t view these as strong opportunities. You’d likely be better off purchasing another asset you can fully control and using the cash flow to rent a luxury home when you want to enjoy it.
Example:
8477 El Paseo Grande – $1,184,000
This home was originally listed in March for $7,900,000 and sold last month for $7,100,000. Now, they’re selling 1/8th ownership shares at $1,184,000 — which values the property at roughly $9,472,000. For us, that math doesn’t make sense. We can help you find an investment that earns $50,000 a year, gives you better leverage, and allows you to enjoy a home like this through rental income — without partners or restrictions.
If investment value isn’t your priority and you just want a vacation option, fractional ownership can work. But keep in mind, you won’t be hanging family photos, choosing furniture, or leaving your clothes in the closet. It’s more like a high-end timeshare.

JEWELRY APPRAISAL
I love when random conversations lead to great nuggets of info. A coworker recommended a jewelry appraiser. I have some pieces that I need to have appraised for our personal insurance policy. I also have a few family pieces I inherited that I have no idea if they have any value.
Trang sat with me for 1.5 hours. We went through every single piece to determine if it has any value, she then explained how she established value. Trang gave me a ballpark estimate on every item. She did not pressure me at all to sell. I have been trying for years to appraise my personal jewelry.
I learned that a sale receipt does not work. I should have a written appraisal in a few days that I can just forward to Pete Williams at Farmers Insurance. Each item will be described in detail so it can be used at any time in the future to establish value if needed.
We all know that insurance is expensive but we need it when we need it. Trang knows the fine line of not overvaluing for insurance while being realistic for resale/value.
For the items I am considering selling, she will reach out to her buyers in the next few days. I have had some of these pieces in my safe for years. It's exciting to know what is purely sentimental (no $ value) and what has some purchase value.
