Market Update
Homes are selling! The last couple of weeks we’ve seen a lot of properties go under contract. Today alone, across the coastal markets, there were 33 new listings, 27 that went into escrow, 22 that closed escrow, and 12 that canceled or expired. Days like this help keep inventory and prices stable if that pace continues.

Real Client Story: The Power of Communication
We like to share client interactions to show others how we work and what value we bring to the table. One experience we had this week was with a prospective client on our email list whom we hadn’t met or spoken to yet. They saw a property hit the market that was a great deal, but it went into escrow before the open house and before they even had a chance to see it. We get it, it’s frustrating. Why not give it a few days to get the best offer, right? But we never know the seller’s motives or reasons.
In this case, we didn’t know this buyer or what exactly they were looking for. They were doing it on their own, the hard way. If we had even a 15-minute consultation and knew what they wanted, we could’ve been on this immediately and called the listing agent (who we know personally). Many times, we know about properties BEFORE they hit the market. That’s how buyers make fast offers and get under contract right away.
How We Stay Ahead for Our Clients
We keep a spreadsheet of our clients, what they’re looking for, and we cross-reference it daily with new listings both on and off market. When we talk to other agents, we reference that list to see if they have anything that might fit. We’re calling and texting our clients about opportunities all the time.
If you’re only watching the MLS or Zillow and hitting refresh, you’re at a disadvantage. We truly want to help but we can only do that if we know what you need and what you’re looking for.
